Swift House is a council-owned site overlooking the Trent & Mersey Canal. Swift House is a short walk to Stoke rail station, Staffordshire University and the Spode Creative Village, with the City Centre a little more than a mile away. The A500 arterial route through the City is adjacent to the site, leading to the M6 and to the M1 via the A50. The brief to architects Studio KMA was to provide a coherent urban design strategy responding to the site’s location and context, whilst creating an inspiring and stimulating development.

Site Area: 0.58 hectares (1.43 acres)
Development mix: Hotel, student accommodation/ PRS /office, F&B offering
Area Breakdown:

  • A five-storey, 3* 76 bedroom hotel – c36k sq ft
  • 200 bedroom student accommodation/PRS /office – c64k sq ft
  • A food hall and four new restaurants with waterfront terraces – c33k sq ft
  • A new mooring location connecting the site to the canal waterway
